I have several things that are wrong with my house. I have a crack in my foundation living room foundation and went exploring outside to see where the fault may have started. The crack was discovered in 2003 - when I was installing new carpet in the house - never knew it was there when I bought the home in 1996.
I just noticed that the kitchen clean out plastic pipe is exposed - the cement from the slab was only about 1/2 " thick to cover it up ... and now it has deteriorated. (Kitchen and living room share a common wall)
I checked the California building codes for how 'deep' the pipe should have been within the cement foundation but found nothing. But surely 1/2" coverage isn't suffice? Seems like it should have been deeper since they used plastic?
I also have grass from my lawn growing up and into one of my bed rooms and the builder blamed it on me? I thought they should have put some type of barrier down under & between the 2 x 4 to prevent this?
I suspect 'shoddy' building and home inspections that were not on the 'up and up' over the years. I had to have them replace my entire driveway because if buckled and pitched 4" and they tried to tell me it was 'normal'
Anyone out there know the building codes for the two issues above?
1. 70 Foot Cottonwood: Canopy extends over roof, tree roots have invaded throughout the back yard & under the foundation. Must be removed.
2. Back patio has been lifted / cracked from tree roots. Patio has come in contact with base of home and cracked stucco.
4. Corner of kitchen wall has split floor to ceiling
5. 1" to 2" crack in foundation in living room
6. Exterior crack in foundation between living room / kitchen under clean out.
7. Rotting dry wall in bathroom between shower & toilet - also mold in wall & under linoleum.
8. Dry rot under the eave in front of the house near living room
9. Dry rot and moss on the fashia board side of the house near Master bedroom.
11. Linoleum in bath mold underneath: behind the toilet and in front of tub area
16. Mold on north side of house on stucco
17. Stucco cracked exterior perimeter / front of house / falling away
18. Patio door will not lock and is difficult closing
19. Grass grows into the bedrooms
20. Cracks above closets in all bedrooms
21. Master bedroom door edge broken / won't lock / close properly
25. French door in Master bedroom will not close properly - double lock
26. Master bedroom window won't lock properly
27. Stucco pulling away /separated from around the garage door frame
