I need some advice...
I just bought my first house on friday, and got my first 'welcome to home ownership' moment on saturday. This house had an addition added to it in 1993, a large family room added onto the back of the house. Above that room was an unfinished attic-type A-shaped room that formes the A-shaped roof of the addition. It has a door leading right into the master bedroom. The owners had added a plywood floor (no idea what's between it and the ceiling of the downstairs room), and had added insulation rolls following the frame of the roof, that was simply stapled up there, but nothing else. So it's just an unfinished, attic-like room. They were using is as storage space as the house has no basement. The room as an ordinary window at one end. Sorry for the long explanation, it's just hard to describe.
The home inspection had turned up nothing unusual in the room, but the mold inspection had turned up a small amount of mold along the ridge, so we knew there was moisture in there at some point.
Imagine my surprise when I walked into the room on saturday and looked up to see the insulation, the paper that holds it in place, and the ridge of the room covered in moisture.. beading water showing very readily (I took pictures). and had turned the wood and insulation paper an ugly dark color.
Oddly, it was only in about a 4-foot span in the center of the room, not on either extremity. Now i knoew where the mold came from, at least.
We have no idea where the moisture came from.. did the roof leak? It had been raining hard for 24 hours before the walkthrough I had done just the day before, and there was no trace of moisture then... but it had been dry since then. Wouldn't I have seen water during the actual rain storm and not 24-hours later?
Was it concensation? What would cause condensation like that?
Oddly, within 4 hours after first noticing the problem, it had all dried up and gone away. Taking a much closer look, you can see evidence of moisture there in the past, including print missing from the insulation paper, and the staples near the peak of the room are rusted. I'm just confused.. and have no idea where to start. Is it likely a roof leak and I should call a roofer? Or is it condensation? and if so.. then what? call a handiman and he would..... ?
Any pointers in the right direction would be greatly appreciated. I can provide pictures if that would help.
Thanks,
pm
