    100 year old house. My basement gets humid in the summer time but very dry winter (Duluth Mn) well over the years, the wood that was installed on the ceiling has started to rot and get that musty smell. I removed everything down to the joists. I would like spray this entire area with some type of mold retardant or cover. and then leave joists open to the air. My concern is how much danger is there with the fine mist from spray gun using latex paint. Since the wood is dry now I would like to get this done before basement starts to sweat. Have two small windows and furnace/hot water heater located in basement

For treating the wood, go with a mold-resistant primer or sealant and make sure to ventilate well by opening those windows and using fans.
