  • Sill plate rot during home inspection

    We're purchasing a home in Maryland (Anne Arundel County). While going through with the home inspector yesterday, this was the only place where it looked like any moisture had affected the house. It's a 35-year old house and the everything else on the frame that I could see was very, very dry and seemed in good shape.

    This is at the base of the chimney. The cinder block foundation is visible at the bottom of the shot and the the sill plate seems to be rotting.

    We have about 2 months until closing.
    Any advice on how we should proceed would be greatly appreciated. Thanks!

    sill plate

    looks like the pressure treated is still intact. where the rotting appears is the plywood sheathing on the left side of the picture and the flat part of the [floor?]
    looks like water has seeped in behind the siding and has rotted out the bottom part of the sheathing.
    see if you can remove as much siding as possible to cut out the rotting portion and replace with pressure treated plywood.

      Thanks. Since we just did the home inspection, we're adding the addendum to ask them to fix things before we close. How should I word this? Obviously we want to have it inspected so that it's not just patched up and this was an indicator of something larger.
