We're purchasing a home in Maryland (Anne Arundel County). While going through with the home inspector yesterday, this was the only place where it looked like any moisture had affected the house. It's a 35-year old house and the everything else on the frame that I could see was very, very dry and seemed in good shape.
This is at the base of the chimney. The cinder block foundation is visible at the bottom of the shot and the the sill plate seems to be rotting.
We have about 2 months until closing.
Any advice on how we should proceed would be greatly appreciated. Thanks!
