  • Rain leak through siding into foundation??

    Hello, We just recently had a house inspected that we would like to purchase. The inspector noted that rain water is seeping through siding into foundation. There are thin streaks in few places from from the siding down to foundation walls. Entire foundation looked wet during a rain. He also felt some of the moisture might be entering inside the house and could lead to mold and other problems. How real is this concern? what are some possible remedies to the problem and ball park number to fix? Thanks.

    BIG PROBLEMS! It says that the house wrap [tyvek] was never used. Tyvek forms a weatherproof boundary between the siding and the sheathing [boards or osb or cdx plywood.]
    Older houses used rosin paper and or tarpaper to form this barrier.
    Once water gets between the siding and the sheathing mold can grow into a health problem.
    Only recourse is to remove the siding to get to the problem areas to repair. Yes it'll be expensive! It should have been done correctly the first time. Can't see paying for the same job twice!

      Thank you for your reply. The house was built in 1997 and is in a nice development. It's a bank owner property and there are many signs of neglect throughout the house. But this problem is the nail in the coffin, we're going to walk away from this house. Thank you again.
