  • Depression in Roof

    Hi there,

    We have a relatively new home (2 years old) and a person cleaning our gutters pointed out to us that we have a depression in our roof. He also said that he could see some nails beginning to pop out of the shingles. So I called my builder and he tried to imply that depressions in roofs can be normal and wouldn't need any repair? Is that true or is this something I should be concerned about? The person cleaning the gutter said that it was most likely a soft spot in the roof material and that it should be replaced. What should I tell my builder?

    Don't bother with your builder at this time, he would rather you think all is well to surcumvent taking any responsibility. If I were you I would go into your attic and check it out yourself or hire an independent roofer to take a look for you. If the roof sheathing is delaminating and falling in then you may have a moisture problem or any number of other problems. Once you see or know the cause then you can contact the builder to try and get some resolution.
