  • Common Garage Door Repairs

The most common garage door repairs in Phoenix, Az include the following.
    1. Broken garage door springs. (Typical torsion springs will last on average between 8-10 years)
    2. Garage door opener replacement (On average garage door openers last between 12-15 years)
    3. New garage door installation. (Quality and Maintenance will determine the lifespan of your garage door.)

Most garage door repairs should be done by a professional garage door technician and should not be tried by a DIY or handyman. They can be extremely dangerous and in extreme case can cause death. It is always best to call your local garage door repair experts for your garage door repair.

Addendum to Luke's post, I whole heartedly agree that 90% of garage door repairs should be made by a professional door technician. Springs do not have a timed lifecycle, they are calibrated for a predetermined amounts of cycles. In most cases springs are calibrated for 10,000 cycles, which works out to about 8 years if you use the door once or twice a day. However if you use the door for your main entry point and use it more frequently, the springs will not last as long. Springs can be calibrated and built for up to 100 000 cycles and possibly more in special applications, but is all dependant on the application and space provided as the springs would get larger in diameter and in length depending on amount of cycles. Great post Luke, more people need to understand the importance of letting a trained professional work on your door.

How do I know what size garage door opener to buy when it needs to be replaced? Also, what brand garage door will last the longest?

Depending on the height of your door whether it is 8' tall or 7' tall, you can purchase the according size. It does not matter if you buy a 1/2 H/P or a 3/4, as longer as the door is balanced properly either size motor will do fine. Chamberlain/Liftmaster makes a good machine, and Overhead Doors new line of Odyssey and Destiny DC direct drive machines are excellent, I have found to have had quite a bit of luck with those machines. They have few moving parts, and a totally enclosed boom. Also they are extremely quiet.

          Crusader 200 SS

My opener only just hums when switch is pressed (on either house wall or remote) but will not move. Recently it would not work for several attempts but seemed to be normal after lubricating hinges and other moving parts.

Does anyone have any ideas about this problem. Thanks so much!
