  • Questions About Building Permit Drawings – What’s Required?

    Hey everyone,

I’m in the process of applying for a building permit and need some clarification on the drawings required. Do I need professionally drafted plans, or can I submit hand-drawn sketches if they’re to scale? Also, what level of detail is typically expected for things like electrical, plumbing, and structural elements?

If anyone has experience dealing with permit offices, I’d love to hear what worked (or didn’t) for you.

Any advice on making the approval process smoother would be greatly appreciated!

Hey, good question. When you're applying for a building permit, you don’t always need plans drafted by a professional, but your drawings do need to be to scale, easy to read, and detailed enough for the permitting office to fully understand your project.

For simple projects like a small remodel, deck, or shed, many building departments will accept hand-drawn plans—as long as they’re clean, accurate, and show all the important details. If your project involves structural changes, plumbing, electrical, or HVAC work, though, some areas may require plans to be created or approved by a licensed architect or engineer.

As for the level of detail typically required:
      • Structural drawings should outline things like framing, foundation layout, key dimensions, and any load-bearing components.
      • Electrical drawings should show where outlets, switches, light fixtures, and the main panel are located.
      • Plumbing plans need to map out fixtures and how water and waste lines will run.
      • HVAC drawings, if needed, should include duct layout, vents, and system specifications.

To help the approval process go more smoothly, include a site plan that shows your property lines, any existing structures, and where the new work will take place. Label everything clearly and use consistent measurements throughout. It’s also a smart idea to check in with your local building department before submitting anything. Many offer checklists, sample plans, or guidance to help you get everything right the first time.

Since each jurisdiction can have its own rules, reaching out early can save you a lot of back-and-forth later. Hope your project goes smoothly!
