I'm looking at a home for my daughter who is graduating from college this spring and it has rotten studs and bottom plate (on concrete slab). The bottom plate needs to be replaced for a length of about 12 ft. Cause was due to a built up flower bed which pushed dirt up behind the siding to the bottom plate. House was built in 1954 so I really doubt that I could simply remove the nuts from the anchor bolts which raises the question of can new anchor bolts be inserted into a 50+ year old slab? Has anyone had experience with this type of problem? DIYable? Contract cost?

what I'm thinking to do is bolt on a 2X10X16 into the existing studs with lag bolts and jacking up the wall with house jacks just so you can sever the nails at the stud bottoms and use a sawz-all to cut through the anchor bolts to remove the plate. with a suitable plastic barrier under the new plate you can use a hilti percussion drill to drill the foundation for new bolts. Thunder -studs in a good choice because you drill a hole, pass the studs through the hole, bang them home with a hammer and draw the bolts up with the supplied nuts and washers. then let the house back down and toe nail the studs into the plate. -

I was wondering how new anchor bolts would be installed, sounds like that part is pretty straight forward. The house has double 2x4s for the bottom plate/sill. If replacing the double sills can they be butted at the same place or do you know if there is a requirement that the butts must be so far apart. I have good DIY experience but never in replacing the bottom plate/sill so that is my question area.Comment
